No doubt you have many questions about what it means to become a home manager. Once you have decided on a Showhome to move in to, we then take you through an orientation and go over all of the details and answer all of your questions. The content below are the usual questions people have before they apply to become a home manager.
What is a Home Manager?
A Showhomes Home Manager is a person with beautiful furniture who lives in a vacant home for sale. In exchange for keeping it clean and letting Realtors show the home, Home Managers get dramatically reduced monthly fees, far below the market rate.
Who are Home Managers?
ShowHomes of Atlanta Home Managers come from all walks of life. Individuals and families often become Home Managers when they relocate to a new area, build a home, start a new business, experience the upheaval of divorce, want to save thousands of dollars on housing costs or they simply enjoy the creative and fun lifestyle. Home Managers are normal people just like you!
Why are the fees so inexpensive? Is there a catch?
Showhomes Home Managers live in vacant homes for sale. These homes are difficult to sell and having someone live in and stage a vacant home makes a huge difference in the saleability of the home. In exchange for keeping the home clean and allowing Realtors to show it, you get a deeply discounted monthly fee. The only catch is you have to move when it sells - hopefully to the next Showhome!
Do I have to sign a lease?
No - one of the great advantages of becoming a Home Manager is that we offer month-to-month agreements. Who wants to be stuck in a lease? Our Home Managers are independent contractors helping stage a vacant home and not tenants. Because the home is for sale and will go to closing, it is not possible to lease or rent the home out.
How do I qualify to become a Home Manager?
You must have enough furniture, artwork and accessories to furnish one of our homes, condos or townhomes. Your furniture must be the style and grade appropriate to the dwelling. In addition, Showhomes will run a credit and criminal report before you are approved. We do not accept pets and do not allow smoking in a Showhome. What if all of my furniture is in storage?
In order to get you qualified for a Showhome we must see pictures of every room of furniture that you have. Think back if you have recently sold your home or rented your home and you have a set of pictures that shows your furniture. If so, use those. If you are not able to aquire pictures of your exact furniture then this is something you will need to inquire about at a later date.
Can I rent or buy all new furniture?
Unfortunately not. Homeowners and agents require us to show them pictures of your exact furniture, artwork and accessories. They want to know how their home is going to look and it would not be possible for you to do that if you are renting or buying all new furniture.
Do you allow pets?
As a general rule, we do not allow pets. Sometimes a small dog will be allowed by the owner of the home, but that is on a case by case basis. How well your furniture looks will help with that decision.
I have kids - Is that a problem?
No - almost half of our Home Managers are families with children. Many large homes are designed for families and they simply sell better when occupied and staged by families. Potential buyers with children react better to a home with kids
How long will I get to stay in the home?
Home Managers typically move about every 8 months or so. There is no way to guarantee how long you will live in any particular home because each home is different and has it's own set of circumstances. Several factors determine how long you will be in the home. Remember, the beauty of living in a Showhome is that you are living there for a fraction of the cost.
What happens when the home sells?
If you enjoy being a Home Manager, you have the option of moving to another available Showhome that you qualify for.
Do you pay for the moving expenses?
We do not pay for your moving costs as you are already saving hundreds and, in some cases, thousands of dollars each month on your monthly fee. However, Showhomes of Atlanta has wonderful relationships with moving companies around Atlanta that give our Home Managers exclusive discounts when they use their services. For example, Motivated Movers gives a 5% discount on your first move and 50% off if you have to move within 90 days of your previous move. This discount only applies if you move into another Showhome.
How do I apply?
You will need to take pictures of your furniture and upload them when you apply. The pictures need to be taken from the corner of the room so that we can see how the entire room is decorated with your furniture. Up close pictures of your furniture will not work as we need to see the entire room. You will see examples of how to take the pictures on this website.
